General
To tour our property, please bring a government-issued photo ID for check-in. We will need your physical ID, we cannot accept photos or digital IDs. It’s also helpful to have a notebook or phone to take notes and photos, as well as a list of questions about the community or lease terms.If you’re moving with a roommate or partner, it’s great to have them join the tour. If you’re ready to apply, consider bringing a checkbook or credit card for deposits. We look forward to showing you around our community!
Rental Terms and Fees
We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.
We offer lease terms between 6 and 17 months. Please note that a 6–11-month lease term comes with an additional $300/month premium.
Residents are responsible for all utilities (Water Sewer Gas are metered and billed through TTRes Portal, Electric set up through the City of Longmont. Our Tech and Convenience Bundle is an additionally monthly cost that includes your Next Light Fiber Optic Internet (1gbsp router,) Valet Trash (5280 Waste Solutions pick up your trash outside your front door six days/week), Amazon Hub, Smart Rent Home Gadgets (Keyless Entry, 2 Smart Light Switches and Smart Thermostat included) and Pest Control.
Rent is due on the first of each month and can be paid using the online resident portal or through the Thompson Thrift resident mobile app. We accept credit and/or ACH payments. Please note that we do not accept checks or full lease payments up front. Late fees are charged on the 9th of the month at 5% of base rent amount.
Is a security deposit required, and is it refundable? Under what conditions would it not be refunded? Yes, a security deposit is required. A $200 portion of the security deposit is due at the time of application, and the remaining amount, which starts at $500 and can go up to one month's rent, is due at the time of move-in. The security deposit is refundable. The conditions under which the security deposit would not be refunded typically include damages to the apartment beyond normal wear and tear, unpaid rent, or other lease violations. For specific details, it would be best to refer to the lease agreement or speak with a colleague.
Yes, there are a few additional mandatory fees: 1. Application Fee: There is a non-refundable $21 application processing fee required for each applicant. 2.Tech and Convenience Fee: A mandatory monthly fee of $150, which is included in the rent, covers Nextlight Internet, valet trash service, SmartHome gadgets, AmazonHub package delivery, and pest control.
Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.
Policies and Rules
Yes, renters' insurance is required through a third party with a minimum of $100,000 in liability coverage.
Guests are permitted to stay for a maximum of 7 days. Extended stays beyond this period may result in towing.
Yes, pets are allowed! Each apartment may have up to two pets. We welcome dogs and cats with no breed or weight restrictions. However, no aggressive animals are permitted. There is a refundable pet deposit and a $35 monthly pet rent per apartment, regardless of the number of pets. Fees for ESA or service animals are waived with proper documentation.

Amenities and Services
Our community offers a wide range of amenities, including: - Fully-Equipped Fitness Center with 24-hour access - Resort-Style Heated Swimming Pool and Hot Tub - Valet Trash Service - Amazon Hub for package deliveries - Clubhouse with 24-hour access - Starbucks Coffee Bar - Outdoor Entertainment Kitchen - Bocce Ball and Pickleball Court - Dog Park and Pet Spa with Grooming Station The tech and convenience fee of $150/month, which is included in the rent, covers some of these amenities like valet trash service, Amazon Hub, and SmartHome gadgets. For parking, we offer detached enclosed garages starting at $150 per month. Please note that garages cannot be solely for storage; a vehicle must be parked in the garage.
Currently, guest parking is not being enforced, but enforcement may begin once the community reaches stabilization.
Yes, we have onsite maintenance staff available for repairs. Regular maintenance issues can be addressed during our leasing office hours. For emergency repairs after hours, such as damaged or blocked fire doors, you would need to contact our emergency maintenance team.
Our community does not currently offer EV charging stations currently.
Property Details
While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.
All our available apartments come fully equipped with the following appliances: - Washer/Dryer - Dishwasher - Air Conditioner - Stainless Steel Appliances - French Door Fridge with Water Dispenser - Microwave
Well-lit living spaces and modern amenities are apparent from the moment you step through the door of any of our one-, two-, or three-bedroom apartments in Longmont.
For maintenance or repairs, you can submit a request through our online portal or call the leasing office. Our outstanding maintenance team handles all maintenance requests free of charge. Emergency maintenance is available 24/7 for urgent issues like leaks, AC outages, lockouts, and other items needing immediate assistance. Regular maintenance requests are typically addressed promptly, but the exact timing can vary.
Modifications and alterations are not permitted without written consent.

Our community is in Boulder County, within the municipality of Longmont.
Our community is within the St Vrain Valley School District. School-aged residents would attend the following schools: Elementary School: Alpine Elementary, Middle School: Timberline PK-8, High School: Skyline High.
It all starts with our coveted 2650 Erfert St address that provides easy access to Highway 287 and Highway 66 so you can say goodbye to long commutes. We are minutes away from top entertainment, dining, shopping, schools, employers, and convenience stores within walking distance. King Soopers is a local grocery store nearby.
