We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.
We offer lease terms between 6 and 17 months. Please note that a 6–11-month lease term comes with an additional $300/month premium.
Residents are responsible for all utilities (Water Sewer Gas are metered and billed through TTRes Portal, Electric set up through the City of Longmont. Our Tech and Convenience Bundle is an additionally monthly cost that includes your Next Light Fiber Optic Internet (1gbsp router,) Valet Trash (5280 Waste Solutions pick up your trash outside your front door six days/week), Amazon Hub, Smart Rent Home Gadgets (Keyless Entry, 2 Smart Light Switches and Smart Thermostat included) and Pest Control.
Rent is due on the first of each month and can be paid using the online resident portal or through the Thompson Thrift resident mobile app. We accept credit and/or ACH payments. Please note that we do not accept checks or full lease payments up front. Late fees are charged on the 6th of the month at $50 and $5 for every late day after that.
Is a security deposit required, and is it refundable? Under what conditions would it not be refunded? Yes, a security deposit is required. A $200 portion of the security deposit is due at the time of application, and the remaining amount, which starts at $500 and can go up to one month's rent, is due at the time of move-in. The security deposit is refundable. The conditions under which the security deposit would not be refunded typically include damages to the apartment beyond normal wear and tear, unpaid rent, or other lease violations. For specific details, it would be best to refer to the lease agreement or speak with a colleague.
Yes, there are a few additional mandatory fees: 1. Application Fee: There is a non-refundable $21 application processing fee required for each applicant. 2.Tech and Convenience Fee: A mandatory monthly fee of $150, which is included in the rent, covers Nextlight Internet, valet trash service, SmartHome gadgets, AmazonHub package delivery, and pest control.
